Why Is Only One Side of My Garage Door Rusting?

Heavily rusted garage door vertical track and bracket at the floor

If one side of your garage door is rusting much faster than the other, look beyond the track.

This photo came from an inspection and tune-up in Hastings. The track was heavily corroded near the floor. So were the roller, bottom bracket, and cable at that same side of the door.

The homeowner hadn’t noticed a problem. The cable had not broken. Finding corrosion across several nearby parts changed what we needed to inspect and recommend.

Why would the rust be concentrated in one corner?

Water does not always spread evenly across a garage floor. If it repeatedly reaches one side of the door, hardware in that area may see more moisture than hardware on the other side.

That is a possible explanation for the pattern we found. We did not confirm the source of the water on this call. The useful question for a homeowner is whether water tends to collect near the rusty corner after rain, snowmelt, or a vehicle has been parked in the garage.

A rusty track can draw your eye. The pattern across the nearby parts tells you where else to look.

The cable was the repair concern

Garage door cables help lift and lower the door. Heavy corrosion on a cable deserves attention even if the door still opens and closes.

On this door, the cable’s condition warranted repair. That does not mean failure was imminent. It means the homeowner could make a repair decision based on an inspection instead of waiting for the cable to fail. If a cable does fail, the door may become crooked or inoperable.

We replaced both cables, plus the affected bottom bracket, roller, and vertical track.

Would replacing the rusty parts solve the water issue?

It repaired the affected door hardware. It did not establish or correct the source of the moisture.

When we installed the new vertical track, we left clearance between its bottom end and the floor to reduce direct contact with water there. Water could still reach that corner. If it regularly collects beside the door, that condition deserves a separate look.

What to check if your garage door is rusting on one side

Stand back and compare the lower corners on both sides:

  • Is one track substantially rustier?
  • Are the nearby roller and bottom bracket corroded too?
  • Does the visible cable show heavy rust or damage?
  • Does water tend to collect at that corner?

You do not need to touch the cable or take anything apart. If corrosion extends beyond the track, schedule an inspection of the cable and nearby hardware. The inspection can establish what needs repair and what can be monitored. Then look at where the water is coming from so the same exposure does not continue.

A working garage door tells you that it worked today. The condition of its parts takes a closer look.
